DEFINITION

CONTENTS

Planned Preventative Maintenance (PPM) is any form of maintenance scheduled to prolong the life of assets, whether it is planned, scheduled or routine.

Definition Survey Value Management Process (VM) Program Design Delivery / Construction

At FM Conway we offer maintenance primarily of the footway and highway, which includes:

• Inspections and testing • Safety survey

These are undertaken at regular intervals with an agreed schedule signed off by our client and carried out by specially trained engineers, in order to prevent the potential for breakdown and ensure the footway and highway are operational and safe.

SURVEY

In partnership with RoadBotics, FM Conway is using Artificial Intelligence (AI) to carry out carriageway and footway assessments for our clients.

The AI has been programmed to recognise a wide range of defects, including potholes, fretting, chip loss, reflective cracking, failed utility joints and concrete spall. It works by scanning the assets and awarding a surface condition rating, which is then stored as a photographic record that can be accessed by all parties.

• AI Technology • Works with client’s existing assessment method

• Provides visual evidence • Consistent approach • Accurate

VALUE MANAGEMENT PROCESS (VM)

The Value Management Process allows us to analyse your assets and provide you with a review of your infrastructure with an overall ranking.

This ranking is then used to help us prioritise our programme of works, ensuring that your assets receive the attention they need, when they need it.

At FM Conway we work with the client to generate these scores by looking at various criteria such as:

• Road hierarchy • Defect analysis • Utility trenches analysis • Aesthetics • Accident data

To ensure a holistic approach, we also look at data from several different sources, including users of the network such as:

• Highway Inspectors • Ward Members • Amenity Societies • General Public

PROGRAM

The outcome of the Survey and the Value Management Process is the Programme of Works, which will cover the works to be carried out over a one, two or even three-year period.

This long-term maintenance plan allows the co-ordination of maintenance works with public realm schemes, local safety schemes and developer schemes among others, helping to minimise disruption and costs.

DESIGN

This programme is then presented to the client in a detailed three-year plan visual and provides the following benefits:

Our clients can expect the full design specification, to their standards for each specific asset, as well as all investigative information with supportive detailed drawings, a bill of quantity and compliance with the Construction (Design and Management) Regulations.

• Cost saving on the Annual Condition Survey • Active role of ward members, residents, highway inspectors etc • Increased efficiency due to increased visibility of schemes • Improved budget forecasting and control • Improved communications and liaison with developments • Minimise the impact of roadworks to the network • Reduction of reactive jobs

Our clients can expect design to specification for both carriageway and footway schemes, and the following investigative surveys can be available as part of the design report:

• Topographical level surveys • Coring data • Trial hole information • Cellar surveys • CDM compliance
